Who we are
Zellmer Homes is a small family-run landlord operating residential rental properties in New Jersey. You can reach us at website@zellmerhomes.com.
Information we collect
We collect only what we need in order to answer an inquiry or manage a tenancy or booking:
- Your name, email address and mobile phone number
- The property you inquired about and what you told us about your requirements
- Correspondence between us, including text messages
- For tenants and guests, the information contained in your lease or rental agreement
We collect this directly from you — when you contact us about a listing, when you inquire through a rental listing platform, or when you book a stay. We do not buy, rent or otherwise obtain contact lists from third parties.
Text messaging
We do not sell, rent, share or otherwise disclose mobile phone numbers to any third party for marketing or promotional purposes. Mobile numbers are used solely to communicate with you about your own inquiry, tenancy or booking. This information is not shared with third parties for their own marketing, and no mobile opt-in data is shared with anyone.
When we text you. We send text messages only to people who have contacted us first about one of our properties, or who have entered into a rental agreement with us. Messages relate to that inquiry or booking — replying to a question, arranging or confirming a showing, or sending arrival, refuse-collection and checkout details for a short-term stay.
How often. Message frequency varies and depends on your own inquiry or stay. In practice this is a small number of messages — typically fewer than ten in total, and often only two or three.
Cost. Message and data rates may apply.
Opting out. Reply STOP to any message at any time and we will send you no further texts. Reply HELP for assistance, or email website@zellmerhomes.com. You can ask us to stop by any other means as well — email, or simply telling us — and we will honour it the same way.
We never send marketing, advertising or promotional text messages.
How we use your information
To reply to your inquiry, arrange and confirm showings, prepare and manage leases and bookings, send information about a stay, and meet our legal and tax obligations as a landlord.
Who we share it with
We do not sell your personal information. We share it only where necessary to run the rental itself — for example with a tenant-screening provider if you apply for a tenancy, with an e-signature service to sign a lease, with our accountant, or where the law requires it. Service providers are permitted to use the information only to perform that service for us.
Mobile phone numbers are excluded from any such sharing for marketing purposes, in every case.
How long we keep it
Inquiries that do not lead to a tenancy are kept while the property is being let and for a reasonable period afterwards. Records relating to a tenancy or booking are kept for as long as required for legal, tax and insurance purposes.
Your choices
You can ask us what information we hold about you, ask us to correct it, or ask us to delete it where we are not required to keep it. Email website@zellmerhomes.com and we will respond.
Children
Our properties are rented to adults and we do not knowingly collect information from anyone under 18.
Changes
If we change this policy we will update the date at the top of this page.
